Why is the cooperative undertaking this renovation now?
Our campus is nearly 65 years old. In recent years, the Board has prioritized mandatory life-safety work like façade repairs, balcony reinforcements, and elevator modernizations. With those critical projects completed or nearing completion, we are entering the next phase of our capital plan. In 2019, the Board adopted a framework centered on four principles: Life Safety, Sustainability, Shareholder Value, and Quality of Life. This renovation advances all four, upgrading our infrastructure to meet Local Law 97 standards while creating the amenities residents have requested for decades.

How were these designs developed?
We selected Woods Bagot, a global architecture firm founded in 1869 with deep NYC residential experience, to lead the architectural design. We partnered with SWA/Balsley, a renowned landscape architecture firm, to reimagine our grounds, and engaged Zubatkin Owner Representation to provide technical oversight and project management. The design process was highly iterative; we walked the property with these experts, balancing architectural best practices with the specific operational needs of our 1,600+ units.

How was shareholder input incorporated?
This project reflects priorities that have been consistent for years. Through various forms of engagement over the last decade, quality-of-life improvement - specifically lobby and ground-floor upgrades - have consistently emerged as top priorities for our residents. The Board acted as the community's representative, synthesizing years of resident feedback with expert guidance and fiscal responsibility to create a plan that serves the entire campus.

Will this project increase our maintenance or require a special assessment?
No. There are no maintenance increases or special assessments planned for this work. In 2021, the cooperative secured a new mortgage to fund a comprehensive capital plan, which included projected costs for these lobby and ground-floor renovations. We are funding this project responsibly using the financing already secured.

Why are the building entrances being moved?
Shifting the entrances is the architectural key that unlocks the entire renovation. By offsetting the doors from their current locations, we accomplish three things at once. First, we transform the lobbies from narrow pass-throughs into spacious resident lounges. Second, we create a more effective security buffer between the street and the building. Third, we are able to reorient the pathways to reclaim vast amounts of green space that were previously cut off by fencing.

What is happening to the Hugo Gellert murals?
Preserving these cultural assets is a core requirement of the project. Woods Bagot was selected in part for their thoughtful approach to integrating historic elements with modern design. The murals will be professionally conserved and will serve as the visual centerpieces of our new resident lounges, ensuring they are honored as the soul of our buildings.

How does this plan improve sustainability?
The renovation is designed to support compliance with NYC’s evolving environmental regulations, including Local Law 97. The scope includes improving the building envelope performance (windows and insulation at the ground level) and reducing heating and cooling loads. These upgrades are not just about aesthetics; they are about long-term stewardship and energy efficiency.

Will we really be able to use the lawns?
Yes. One of our primary goals is to turn visual green space into usable green space. The Board engaged SWA/Balsley, a world-renowned landscape architecture firm, to develop a campus-wide plan. By removing internal fences and changing the grading, we are creating a campus environment where the gardens are directly accessible from our buildings.

What is happening to the gym?
The gym is remaining in Building 3 but is being significantly upgraded. It will move to the opposite side of the building into space currently used by professional tenants, allowing us to approximately double its size. The new facility will feature separate areas for weights and cardio. The current gym location will be converted into new shareholder storage units.
